Home Sales Reached Seven-year High In 2014

More homes sold in 2014 than in any previous year since 2007, according to Wilmington Regional Association of Realtors statistics updated Friday.

“We’re continuing to see evidence that the real estate market is improving, and we are excited about that for our region and for Wilmington in particular,” said Sherri Pickard, who was sworn in Friday evening as this year’s president of WRAR.

Pickard is managing broker for the Coldwell Banker Sea Coast Advantage office at 1001 Military Cutoff Road.

The market for home sales is also improving in the country's Northeast, a trend expected to have an impact on sales locally, she said.

“We should see some additional growth from relocation into southeastern North Carolina because of our climate and our quality of life,” Pickard said.

The total number of units sold in 2014 increased nearly 4 percent from the previous year, from 6,295 in 2013 to 6,544, according to WRAR’s Multiple Listing Service data. Total sales in dollars rose 8.25 percent, from $1.46 billion in 2013 to $1.58 billion last year. The average sales price rose 3.85 percent and the median nearly 7 percent.

The average days on market -- 126 -- in 2014 was the same last year as it was in 2013. But Pickard said she expects to see that number of days go down this year as more homes join the area’s existing inventory.

With interest rates still low, “I think for people who may have been holding off on the selling decision over the past few years, 2015 would be the year to see them make that decision to sell,” Pickard said.

Pickard said she predicts that “the interest rate environment is going to begin to creep up,” which could eventually have an impact on the loan amounts buyers can get.

But recent numbers indicate buyers feel good about interest rates as they stand now.

“Plus jobs have stabilized, and they’re feeling better about making buying decisions,” Pickard said.

In December 2014, 536 homes sold, compared to 517 in December a year earlier, and the average sales price increased from $243,989 in December 2013 to $249,549 for the same month last year, according to WRAR statistics. The median price rose by more than $18,000, from $190,000 in December 2013 to $208,375 in December 2014.

4 Reasons to Buy Before Spring!

4 Reasons to Buy Before Spring | Keeping Current Matters
The holiday season is behind us, time to focus on what exciting new experiences 2015 can bring! If you are planning on becoming a homeowner, or moving up to the home of your dreams in 2015, here are four great reasons to consider buying a home now, instead of waiting until spring.

    1. Prices Will Continue to Rise

The Home Price Expectation Survey polls a distinguished panel of over 100 economists, investment strategists, and housing market analysts. Their most recent report projects appreciation in home values over the next five years to be between 15.1% (most pessimistic) and 32.8% (most optimistic).
The bottom in home prices has come and gone. Home values will continue to appreciate for years. Waiting no longer makes sense.

    2. Mortgage Interest Rates Are Projected to Increase

Although Freddie Mac’s Primary Mortgage Market Survey shows that interest rates for a 30-year mortgage have softened recently, most experts predict that they will begin to rise over the next 12 months. The Mortgage Bankers Association, Fannie Mae, Freddie Mac & the National Association of Realtors are in unison projecting that rates will be up almost a full percentage point by the end of 2015.
An increase in rates will impact YOUR monthly mortgage payment. Your housing expense will be more a year from now if a mortgage is necessary to purchase your next home.

    3. Either Way You are Paying a Mortgage

As a paper from the Joint Center for Housing Studies at Harvard University explains:
“Households must consume housing whether they own or rent. Not even accounting for more favorable tax treatment of owning, homeowners pay debt service to pay down their own principal while households that rent pay down the principal of a landlord plus a rate of return. That’s yet another reason owning often does—as Americans intuit—end up making more financial sense than renting.”

    4. It’s Time to Move On with Your Life

The ‘cost’ of a home is determined by two major components: the price of the home and the current mortgage rate. It appears that both are on the rise.
But, what if they weren’t? Would you wait?
Look at the actual reason you are buying and decide whether it is worth waiting. Whether you want to have a great place for your children to grow up, you want your family to be safer or you just want to have control over renovations, maybe it is time to buy.
If the right thing for you and your family is to purchase a home this year, buying sooner rather than later could lead to substantial savings. -KCM

Wrightsville Beach Recognized as One of World's 'Best Surf Towns'

WRIGHTSVILLE BEACH, N.C. -- Wrightsville Beach is one of the "World's 20 Best Surf Towns" according to a recent National Geographic list.
According to the publication, overall factors other than just the waves were taken into account when coming up with the list including restaurants, lodging and things to do.
In 2014 National Geographic named Wrightsville Beach one of the country’s best remaining beach towns, and it was also among four N.C. beaches to receive "Superstar Status" by the National Resources Defense Council in 2014.

    FHA Lowering Mortgage Insurance Premiums

The Federal Housing Administration (FHA) will be lowering its annual insurance premiums, which it charges to guarantee mortgages, from 1.35% to only 0.85% for all FHA loans with a term greater than 15 years! This decision was designed to bring more first-time homebuyers into the housing market. Lowering the premiums on FHA loans will not only make FHA loans more attractive, but will make home ownership more affordable for many.

These changes are effective for case numbers assigned on or after January 26, 2015. In addition, FHA will temporarily approve cancellation requests for active FHA Case Numbers within 30 days of the effective date. This does not include single family, streamline refinance transactions that are refinancing existing FHA loans that were endorsed on or before May 31, 2009, as these premiums were already reduced.

    Current MIP
    New MIP
               Term > 15 Years
    Loan Amounts ≤  $625,500

    >95% LTV
    Loan Amounts > 625,500
    ≤95% LTV

No Change on Terms ≤15 Years

Coupled with On Q Financial, Inc.'s low and NO FICO FHA options, getting a mortgage may be more affordable than ever. Please contact us directly at if you have any questions regarding how these new changes can benefit you.

Why You Should Sell Your House Now!

Why You Should Sell Your House Now! | Keeping Current Matters
School is back in session, the holidays are right around the corner, you might not think that now is the best time to sell your house.  But with inventory below historic numbers and demand still strong, you could be missing out on a great opportunity for your family.

    1. Demand is Strong

Foot traffic refers to the number of people out actually physically looking at home right now. The latest foot traffic numbers show that there are more prospective purchasers currently looking at homes than at any other time in the last twelve months which includes the latest spring buyers’ market. These buyers are ready, willing and able to buy…and are in the market right now!
As we get later into the year, many people have other things (weather, holidays, etc.) that distract them from searching for a home. Take advantage of the buyer activity currently in the market.

    2. There Is Less Competition Now

Housing supply is still under the historical number of 6 months’ supply. This means that, in many markets, there are not enough homes for sale to satisfy the number of buyers in that market. This is good news for home prices. However, additional inventory is about to come to market.
There is a pent-up desire for many homeowners to move as they were unable to sell over the last few years because of a negative equity situation. Homeowners are now seeing a return to positive equity as real estate values have increased over the last two years. Many of these homes will be coming to the market in the near future.
Also, new construction of single-family homes is again beginning to increase. A recent study by Harris Poll revealed that 41% of buyers would prefer to buy a new home while only 21% prefer an existing home (38% had no preference).
The choices buyers have will continue to increase over the next few months. Don’t wait until all this other inventory of homes comes to market before you sell.

    3. The Process Will Be Quicker

One of the biggest challenges of the 2014 housing market has been the length of time it takes from contract to closing. Banks are requiring more and more paperwork before approving a mortgage. Any delay in the process is always prolonged during the winter holiday season. Getting your house sold and closed before those delays begin will lend itself to a smoother transaction.

    4. There Will Never Be a Better Time to Move-Up

If you are moving up to a larger, more expensive home, consider doing it now. Prices are projected to appreciate by over 19% from now to 2018. If you are moving to a higher priced home, it will wind-up costing you more in raw dollars (both in down payment and mortgage payment) if you wait. You can also lock-in your 30 year housing expense with an interest rate in the low 4’s right now. Rates are projected to be over 5% by this time next year.

    5. It’s Time to Move On with Your Life

Look at the reason you decided to sell in the first place and determine whether it is worth waiting. Is money more important than being with family? Is money more important than your health? Is money more important than having the freedom to go on with your life the way you think you should?
Only you know the answers to the questions above. You have the power to take back control of the situation by putting your home on the market. Perhaps, the time has come for you and your family to move on and start living the life you desire.

That is what is truly important.
